Rehab Lending for California Properties

 

Looking for an acquisition and rehab loan?  We have access to very aggressive investors and are able to fund transactions of this nature.  Often times, we are able to fund the acquisition cost of a property or more, depending on location and after repair loan to value.

We are unable to fund these loans with no cash in, but are able to structure our rehab loans to maximize your leverage with the cash you do have.  In general, if you are able to bring the cost of rehab, 6 months of interest payments and points and fees to the closing table, we can fund the purchase price or close to it. 

If the loan to value and location fit, we can sometimes fund more than the purchase price.  These are short term loans, 12 months, and carry no prepayment penalty.  Rehab money is fund controlled, and the disbursements are very swift and uncomplicated.  In addition, these loans are typically structured so there are no payments due for the first 6 months (an interest reserve is built into the loan).

Values are typically determined by comps in the area, a site visit and/or an appraisal.  We can work with after repair values on these transactions!
